The national real estate market has been on fire for the last couple of years. Even here in Polk County, Florida, we are seeing incredible activity. Primarily, we have been in what is called a “Seller’s Market”. This means that there is less inventory than there are Buyer’s. When this happens, there are many competing Buyers for any given property. If you are trying to buy a home in this market, it is critical that you make your offer as appealing as possible. A competitive offer starts with your Realtor!

For our Buyer’s, there are some basics that we always focus on first:
- Do you know what you want?
- Do you know what you can afford (not just get approved for)?
- Have you been pre-approved for your loan?
- What is your time frame?
These are very broad stroke topics that we then drill down for details. For example, when it comes to what you want, we aren’t just talking about how many bedrooms. It is important to consider proximity to schools, jobs, grocery stores, and any other places. We would also discuss and compare buying resale and buying new.
We also want to make sure that you understand what you can really afford, and only show you homes that fall within that budget. DRJ Real Estate will also make sure we connect you with the most reputable and fair lender’s, to ensure you get the most out of your loan.
If we don’t have these items understood, then it is really hard to create the best possible offer. In this market, when buying is so competitive, many Realtors just rush into an offer. They may pressure the Buyer to make a hasty decision and write up an offer before they have even considered some of these important items. This frequently results in offers that aren’t competitive, or a Buyer ending up with something they didn’t truly want.

What is a Buyer’s Love Letter?
All of our offers are well prepared and thoughtful. They include important items like a pre-approval letter. Additionally, all of our offers come with what we call a “Buyer’s Love Letter”. This is a personalized letter to the Seller, created by our Buyers, that makes the offer personalized.
This letter will include information about the Buyer’s, such as their background, community involvement, and specific things that they love about the house they are making an offer on. You see, in today’s busy and fast paced market, it is easy to forget that real estate is extremely personal. Buying a home is a big deal, and so is selling a home. DRJ Real Estate believes that not only should an offer look good financially to the Seller, but it can also make sense to them on a personal level.
People take pride in their homes, and even when we sell a home, it is nice to know that the people coming in will not only love the home too, but also be a great addition to the community.
